通过数据显示:全国二手房房价的均价超过1万元/平米的城市一共有73个,长春为第73名:10元/㎡。

一线城市中:

深圳同比去年相比较已经上涨了14%,二手房均价为70元/㎡;北京同比上涨为5%,均价为元/㎡;上海同比上涨5%,均价为元/㎡;广州同比上涨为6%,均价为00元/㎡。

南京与杭州都在00元/㎡左右,杭州同比微降,南京同比微涨。

房价均价在两万字头的城市有:

福州、天津、宁波、苏州、珠海、温州、青岛

在两万字头的城市里面,宁波、苏州比较值得期待,经济的基本面比较好,北方城市天津、青岛,天津产业转型比较艰难,经济增长乏力,青岛旅游地产,房价并非一直稳定,对山东省市的辐射力不如济南。

武汉因为受到疫情的影响,房价同比跌幅为7%左右。无锡、南通、东莞、常州等虽然为地级市。但是经济能力发展强劲,GDP增长迅猛,城市基本面比较好,甚至已经超过一些省会城市,房价均在00元/㎡左右。

三四线城市里:唐山、临沂、宿迁、连云港涨幅同比超过15%。

青岛、济南、武汉、中山、烟台房价同比下跌超过5%,跌幅比较大。

第一季度房价基本稳定,如果乐观的来看,第二季度房地产回暖,头部房企销售情况应该会比第一季度好一些。

但是前提是售楼部的全部开放,房地产利好政策的兑付,比如房贷利率下调,限购限贷的局部放松等等。

当然,所有政策的前提是“房住不炒”。
